SHORT-TERM ACCOMMODATION LICENCE AGREEMENT AND TERMS OF STAY

Host: Sian Irvine ("the Host")
Applicable Law: Laws of England and Wales
Accommodation means either (a) the self-contained annex studio situated at the Property; or (b) the private guest bedroom located within the Host's main residence, as confirmed in the Guest's booking confirmation.
Self-Contained Annex Studio: Guests booking the annex studio have exclusive use of the studio accommodation during their stay.
Guest Room within the Main House: Guests acknowledge that the Host resides within the Property throughout the stay; certain areas are strictly private; and kitchen access is not included unless expressly approved by the Host. Where kitchen access is approved, it must be shared respectfully and kept clean after each use.
The Booking grants the Guest a temporary licence to occupy the Accommodation for short-term leisure, business, or contractor purposes only under Schedule 1, Paragraph 3 of the Housing Act 1988. This Agreement does not create a tenancy or confer any statutory security of tenure. The licence automatically ends at the agreed checkout time (10:00 am). The Guest agrees to leave the Accommodation, remove all personal belongings, and return any keys or access devices strictly by the agreed checkout time.
The lead Guest must be at least 18 years old, remain at the Property for the duration of the Booking, and accept full responsibility for all party members. Bookings may not be transferred or sublet. Maximum occupancy permitted is stated in the booking confirmation. Unregistered overnight visitors are prohibited without prior approval.
Check-in is available from 3:00 pm. Check-out is strictly no later than 10:00 am. Failure to vacate on time may result in additional charges for loss or disruption caused. Guests are responsible for all keys and access codes provided. Access codes must not be shared. Lost keys or unreturned keys will incur the replacement cost of keys and security locks where required.
Guests agree to behave respectfully towards neighbours, keep noise to a reasonable level, observe quiet hours between 10:00 pm and 8:00 am, and leave the premises reasonably clean and tidy. Strictly prohibited: parties, events, commercial filming, smoking/vaping inside, candles, incense, pets (unless agreed in writing), and illegal activities.
Parking on the private road outside the Property is provided on a first-come, first-served basis and cannot be guaranteed. Where private parking is unavailable, Guests may use nearby unrestricted on-street parking areas identified within the Welcome Pack. Vehicles and contents remain entirely at the owner's risk.
Guests must take reasonable care of the Accommodation and reimburse the Host for repairing or replacing any loss or damage beyond normal wear and tear. The Host may terminate this licence immediately without refund where the Guest materially breaches these terms, causes serious nuisance, damages property, or engages in illegal activity.
Wi-Fi is provided as a complimentary service without speed guarantees. The Host's liability is not limited for death/injury caused by negligence, but otherwise excludes indirect losses. Personal information is handled strictly in accordance with UK data protection legislation.
